The asset is ideally located within the local community given the access to retail and healthcare facilities, as well as drawing from affluent retirees, many of which were military officers. Lease-up began five months before the transaction closed and occupancy has been steadily improving. The community also benefits from limited competition in the area and a strong demographic profile.

The Process

This transaction allowed the Buyer group to expand their growing footprint in Florida. The transaction leveraged SLIB’s national, yet confidential, marketing process as the final Buyer was a partnership between a national owner/operator and institutional capital partner.

The Seller group was a local partnership between a developer and operating partner, SRI. SLIB facilitated a competitive bidding process, ultimately settling on an aggressive sale price for the community.
